Broker Policy
Brokers that bring a purchasing customer to our JS Homes Communities will be paid a commission at settlement based on the base price of the home at the time of the original signed contract. The base and total prices are noted on the Purchase Agreement.
In order for this commission to be fulfilled, the following components must be adhered to:
Broker must physically accompany the prospect on their first visit to our JS Homes Community;
Broker must register with the prospect on their first visit to our JS Homes Community. Your prospect will be registered for 30 days and whenever you return with your customers you may re-register for another 30 days;
JS Homes Sales Manager will be responsible for providing community, model, pricing, financing, and delivery date information;
JS Homes Sales Manager will write the Purchase Agreement and present it for signature;
JS Homes Sales Manager will help the buyer choose options and explain financing through our preferred mortgage lenders;
JS Homes Sales Manager will notify Broker and the customer of the final walkthrough and settlement dates;
Broker must keep Sales Manager updated on status if the customer has a home to sell;
Broker's commission will be distributed at settlement, and the money will be disbursed after recordation.
